Project summary


We're building a new kind of real estate: one that’s optimized by AI, designed for hybrid creators, founders, and operators, and built around live/work sustainability in the heart of San Francisco.

This will be a real estate-backed collective house/workspace, run with the operational efficiency of a startup, optimized by AI systems. Think of it as Founders Inc meets intentional co-living—with deep tech inside the walls.

We’re raising funding to acquire and retrofit a mixed-use property in SF that serves as both a live-in AI lab and a financially self-sustaining asset.

What are this project's goals? How will you achieve them?

Goals:

  1. Acquire a SF-based mixed-use property (approx. $3.5–$3.9M value range)

  2. Retrofit it for co-living and co-working use (6–12 residents + flexible office/event use)

  3. Layer it with AI-driven operational tools (automated booking, occupancy modeling, security, and community tools)

  4. Build a replicable model to expand to LA, NY, or Tokyo

How:

  • Raise a down payment and reserves via crowdfunding and/or impact certificate issuance

  • Partner with local agents and lenders for acquisition under a C-Corp structure

  • Implement custom and open-source AI stack (e.g. GPT-based ops agent, smart contracts for access and usage rights)

  • Launch with a founding resident cohort of aligned builders and founders

We aim to use creative financing (blending traditional loans, equity, and tokenized certificates) to reduce capital lockup and offer supporters upside and transparency.

Who is on your team? What's your track record on similar projects?

Koyuki Nakamori – Founder
Tech investor, operator, and infrastructure strategist with deep exposure in AI, venture capital, and distributed networks. Former experience includes managing 7-figure portfolios, leading technical due diligence in secondary markets, and hands-on startup building.

Other advisors and collaborators include:

  • Real estate underwriters with SF multifamily and mixed-use experience

  • AI developers working on ops agents, GPT workflows, and AI-native property management

  • Tokenomics & legal advisors to ensure compliance with hybrid financing approaches

Past projects include:

  • Launch of an AI vendor risk agent in enterprise SaaS

  • Operator-level work in token-based ecosystems (Opentensor/Bittensor, Halo AI)

What are the most likely causes and outcomes if this project fails?

Key risks:

  • Property acquisition delay due to competitive SF market or zoning challenges

  • Underutilization of space if target community isn’t onboarded quickly

  • AI stack underperforms, reducing operational ROI

Mitigations:

  • Strong relationships with SF agents and property scouts

  • Resident pipeline and waitlist seeded from founder/VC/tech networks

  • Phase rollout of AI stack, starting with lightweight automations

In the worst case, we hold a real estate asset with rental income potential and unwind with asset-backed coverage. In the best case, we launch a replicable model for the next generation of AI-native housing.
